ENGIE Solutions to help build the first zero-carbon neighbourhood in Porte de Montreuil, Paris
Together with Nexity and Crédit Agricole Immobilier, ENGIE Solutions has won the Porte de Montreuil urban regeneration project in the Reinventing cities competition organized by C40 cities. A leader in the “zero carbon” energy transition, the ENGIE Group will leverage all its expertise to design this first showcase low-carbon neighbourhood in the inclusive, resilient city of Paris.
Within the Nexity - CA Immobilier consortium, ENGIE Solutions took advantage of the “Reinventing cities – Paris Porte de Montreuil” competition to assert its commitment to tackle the climate emergency and build a global zero-carbon district, the first of its kind. The new neighbourhood will have to meet the many urban challenges of this eastern Paris location, such as transforming the flea market, urban integration, links with the city’s ring road, economic appeal, as well as social and intergenerational interactions.
ENGIE is firmly committed to the energy transition and to developing local energy that is both renewable and accessible. From the outset, ENGIE will be involved in planning and designing the project, and will also be a partner throughout the project to ensure that commitments are upheld.
Bringing together exceptional partners for a high-performance, carbon-efficient project
The project anticipates the challenges of climate change by proposing, for the first time and from 2023 when construction work will begin, a global Zero-Carbon project. This takes into account the impact of constructing and operating buildings over a period of 50 years, including the energy and mobility needs of their users.
To achieve such a high level of carbon-efficiency, which will be a first in France and internationally, the team has called upon environmental transition experts like Zefco (environmental consulting) to bolster the carbon strategy, as well as the French Natural History Museum to enhance biodiversity. The guiding principle: to revisit all design and construction methods in the light of carbon-impact criteria.
To achieve this goal, Atelier Georges (eastern Paris), a group of young urban planners and talented architects, has provided support for the ENGIE Group. They have worked with the international agencies Tatiana Bilbao (Mexico), Serie Architects (Singapore and London) and Bond Society (central Paris) to design sustainable, bioclimatic architecture that fits into the Parisian environment and will be built with local resources.
80% of the materials used are from the Ile-de-France region: raw earth, stone, wood and hempcrete. The project will also involve local intermediate-sized companies and SMEs to engage a wider transition towards low-carbon solutions within the construction sector and to contribute to local economic development.
The new Porte de Montreuil district: setting an energy example
Through sustainable architecture using organic, locally-sourced materials, the implementation of a local, renewable energy mix, the development of active, carbon-free mobility, the careful management of waste, the possibility of medium-term building conversions (offices/housing) and the anticipation of resource re-use, the project’s overall impact has been reduced by over 50% in comparison to standard methods.
Finally, to achieve the global “zero-carbon” goal, a carbon compensation fund of €3 million has been created to develop local actions to promote the energy transition.
ENGIE Solutions supports decision-makers in their zero-carbon energy transition
Since 2016, the zero-carbon transition has been central to ENGIE’s strategy and the Group has a key role to play in this project. As project co-developer through its subsidiary Aire Nouvelle, the energy company is positioning itself as a prime contractor for low-consumption buildings that demonstrate long-term energy efficiency and generate part of their power from local resources. ENGIE also invests in energy infrastructure - in geothermal facilities to produce heat locally for heating and cooling networks, and in solar PV - to make the transition to low-carbon energy both competitive and self-financing.
ENGIE Solutions also operates buildings and infrastructure to ensure that they remain efficient over time, and is committed to compensating all the residual carbon emissions resulting from the project’s energy consumption. This creates a virtuous cycle that speeds up the transition towards 100% renewable energy (greening district networks, improving the energy efficiency of equipment, etc.).
